משתני המחקר המוצגים במודל כוללים משתנים בלתי תלויים (אקסוגניים) ומשתנים מושפעים (אנדוגניים). המשתנים הבלתי תלויים (האקסוגניים) הם מאפייני הרקע של הדיירים: גיל, מסוגלות בריאותית, פעילות ציבורית בעבר, השכלה, מצב כלכלי ומגדר, וכן סוג המוסד שבו הם מתגוררים: בית אבות, דיור מוגן ממשלתי או דיור מוגן לא ממשלתי. במודל המוצע אמורים משתנים אלו להשפיע על כל המשתנים האחרים (האנדוגניים). המשתנים המתווכים הם: תחושת יעילות עצמית, עמדות כלפי השתתפות, תפיסת הקשר עם הדיירים ותפיסת ההשתתפות כמקור מעניק משמעות. במודל המוצע הם משתנים מושפעים ומשפיעים גם יחד.
